PROSPECT LEFFERTS GARDENS - BROOKLYN
TWO-FAMILY BUILDING: COMPREHENSIVE RENOVATION
Built in 1905, this two-family brick townhouse is in the Prospect Lefferts Gardens Historic District. The client planned to rent out both units, so the goal was to turn a dated, inefficient layout into two comfortable, fully equipped homes that would appeal to tenants. That meant making better use of the space in each unit and including the amenities renters look for, such as in-unit laundry, two full bathrooms, and a modern kitchen.
We gutted the interior and redesigned both units. The first-floor unit is now a duplex that extends down to the cellar, and the second-floor unit is a two-bedroom. Each unit has two bathrooms, a modern kitchen, and a washer and dryer in the unit.
Because the building is landmarked, the exterior work had to meet Landmarks Preservation Commission requirements. The existing front windows and main entry door were not compliant, so we replaced them with LPC-approved versions. We handled both the LPC and DOB approvals alongside the interior work.
